Nestled in the basement of a historic, listed building once used as a World War II bomb shelter, Archway BSMNT is our flagship location. Opened in 2016, it features nine purpose-built, professionally soundproofed music production and programming suites. Each studio is equipped with high-speed fiber-optic broadband, 24/7 monitored CCTV, and a fresh air circulation system throughout the premises. The space also includes an indoor kitchen-lounge and a private outdoor terrace, perfect for breaks or informal meetups.

Studios range in size from 110 to 230 square feet, accommodating a variety of creative needs and offered on a long-term lease basis. Located just off the bustling high street, Archway BSMNT is surrounded by a vibrant selection of coffee shops, restaurants, and pubs—all within a two-minute walk.

Finsbury Park BSMNT

Once a textile factory, the warehouse was completely reimagined in 2017 as a state-of-the-art studio complex featuring multiple production studios, live rooms, and a welcoming communal area. Our Finsbury Park location boasts high ceilings, high-speed fiber-optic broadband, 24/7 monitored CCTV, and a fresh air circulation system throughout. Added amenities include secure off-street parking, a smart intercom system, and a comfortable kitchen-lounge area.

Spread across two units, the complex houses 18 studios available for long-term lease, ranging from compact 120-square-foot programming rooms to expansive 400+ square-foot recording studios complete with isolated live rooms. Now home to an inspiring community of record producers and songwriters, Finsbury Park BSMNT offers a professional yet relaxed vibe, with regular gatherings for drinks and barbecues in the front yard.

Hackney BSMNT

Hackney BSMNT opened in 2019 on the ground floor of a historic textile factory, featuring 11 purpose-built, high-spec music production suites ranging from 120 to 300 square feet. Each studio benefits from high ceilings and plenty of natural light, making them ideal for producers, programmers, songwriters, and artists seeking a bright, spacious environment to personalize with their own equipment.

The location is fully equipped with high-speed fiber-optic broadband, 24/7 monitored CCTV, a fresh air circulation system, secure off-street parking, a smart intercom, and a kitchen area. When residents need a break, the open green spaces of Hackney Downs are just a three-minute walk away, along with a variety of coffee shops, restaurants, and bars for added convenience.

Hornsey BSMNT

In 2020, we were thrilled to take over a long-established studio complex in Hornsey. Spanning two floors, Hornsey BSMNT offers 18 high-spec recording studios, live rooms, and programming suites, each uniquely sized and shaped but all benefiting from natural light, air conditioning, and secure private storage. The building is equipped with fiber-optic broadband, 24/7 monitored CCTV, a smart intercom system, and a monitored alarm, along with parking and a spacious communal lounge and kitchen area.

Lea bridge bsmnt

In 2022, we completed a full fit-out on the ground floor of a landmark development directly across from Lea Bridge Station in East London. Spanning two floors, Lea Bridge BSMNT features 14 high-spec music production studios and workspaces, each uniquely sized and designed to capture abundant natural light, with mechanical ventilation and air conditioning throughout.

The building is equipped with hyper-optic broadband, 24/7 monitored CCTV, and a smart intercom system. A spacious, light-filled communal area provides the ideal setting for team meetings, relaxation, and connecting with fellow creatives. Designed by an award-winning architecture firm, Lea Bridge BSMNT offers a functional, inspiring space for music makers and creatives alike.
